Good Morning. Hereby again I’m sending a complaint which our stated address at Jln Boundary 5 area situation is getting worst day by day. As you all know previously I have sent an email referring the demolish property debris left has caused plenty of unhealthy environment where there are plenty of insects roaming around and worst of all the electric capables which is left simply out of their original context.

 

For your information, I have received many grouses regarding this issue from the residence who will claim that they are in insecure situation again where previously reported many dengue cases occured during last 3 months period will be repeat again. As a tax-payer and also loyalist to the state government, please do take action against this errant property purchasers who buy off the property and then demolished it without removing the whole debris. As we seen here, they will hire someone to demolished the property and then they will take all the usefull junks such as wire’s, steel’s for sale but the wild grass, the left out woods and stones has become the hiding place for the lizards, mosquitoes and even little reptiles such as snake roaming on our daily living.

 

I knew that you have taken action against the developer but the update and information on this matter has not reach to us. Please do come and meet us and we are willing to speak to any of your representative once you set an appointment. You can contact me at 016-4812300 or email me regarding this when or where to meet any of your representative to discuss further on this issue. We need fix the date at our residence area and I personally can take you around to show the cause of our complaint

 

Please take this email as serious view as our life’s is at the stake.

 Good Morning to you. Im, a resident who stays at Jln Boundry 5, 11400 Ayer Itam, Penang who currently facing plenty of alien insect, wild animals straying around my housing complex which endangering our peaceful and healthly life. Just lately we have this new developer who is buying off plot of land in our area by compensating them in cash lump sum. However when the plot is brought over, the house will be demolished and the remaining debris will be left over for months till no one cares to collect but currently the debris is stands for almost 6 months. Naturally this is a common sense for a developer and it is a must-known rule for a developer to clean up and not to leave the debris just like that which invites plenty of mosqitoues, monitor lizards, rats and worst is drug addicts who will roam around the area.

 Sir this is not one voice of a resident staying there but I’m representing almost the whole resident of this area which is very concern over this matter. I hope you can come and investigate yourself this matter urgently as recently there is a snake been notice by my family under the car which luckly never strike my limping elder. The monitor lizards just comes around the compound of neighbours and we will only be notified when the dog starts to bark. Who should we blame when a child get bitten by snake? Who should we blame if there is a fire been set-up by addicts on the debris left after demolition and who should be blame if Aedes or Malaria may spread any of our neighbour. Please do something about this and please take this action seriously as this can be a lesson who those errant present and future developers who only cares for their own interest. I will also forward this letter to YB of Bukit Bendera, TV3 for further review on this matter. You can contact me at 016-4812300

Kota Kinabalu: Sabah DAP wants the police to leave no stone unturned, including investigating Land and Survey Department personnel, following an alleged fraudulent land transaction case here.

Its chief, Dr Hiew King Cheu who is also Kota Kinabalu MP said he received a complaint from one Ng who found out that his land in Sandakan had been used as collateral by someone to obtain a RM200,000 loan.

The said loan agreement was subsequently used for submission to the Land and Survey Department to caveat the land title. According to Hiew, the shocked man sought help from DAP, besides lodging a report.

Hiew said Ng found out about the fraud when he intended to sell his land but was told by the department that it was already under a caveat.

When he asked for a copy of the agreement he found that the whole loan document was falsified bearing fraud signatures, rubber stamp, company seal and even the witnesses’ signatures were fraud.

Hiew viewed this case as very important and likely the tip of the iceberg since he had received many similar cases where land owners sometimes did not even know they had lost their lands or that the original land titles had become other people’s land titles.

“In Ng’s case, there is plenty of wrong and grossly overlooked mistakes on the part of the Registrar pertaining to granting of the caveat on the title.

“For example, the original copy of the title was not submitted to be endorsed, and the loan agreement was not properly checked,” he said.

Hiew urged the police to probe the Land and Survey Department to investigate if there were abuse of power, irregularity in approval of land registration and any corrupt practice, immediately.

He advised those facing problems with their land titles to come to his office.

He added that the Sabah DAP Local Government and Housing bureau chief, Edward Ewol Mujie being a retired senior civil servant and well-versed with the government administration and procedures would be able to assist.

RE: PETITION TO ASSIST US TO SOLVE OUR LAND DISPUTE URGENTLY

 

I’m Jagdeep Singh Dhillon (800218-07-5423) from Jalan Boundry 5, 11400 Ayer Itam Penang and all the resident residing at Jalan Boundry 5, 11400 Ayer Itam Penang, would like your intervention on our land issue which has been unsolved since 2003. As our respected representative for the Penang and Malaysian citizen, we would really want Sir to help us advice us legally and also reveal out whether the land has been transferred illegally or not to the new party or developer.

 

As for your information, we has hired G.Raju & Company as our legal representative to do the Caveat on each of the properties belonging to some of the residence but just in the beginning of the of July 2009, we been informed by the Residence Association of Kampong Boundry 5, that our Caveat has been removed by the developer. On 19.7.2009, we has called upon G.Raju for a meeting with all the resident at Rukun Tetangga Air Putih hall for an explanation where all the residence and (2) independent lawyers was present at the time to monitor the explanation of G.Raju regarding the removal of Caveat without the approval of each land owners. G. Raju has given an answer to our question that the Caveat was removed due to consent of the Resident Association of Kampong Boundry 5 which we totally disagree and secondly he claimed that the sub-plots of land in this Kampong Boundry 5 can’t be Caveat as it is matter of sub-plots lands which under the National Land Code, the Caveat can be removed by the developer. However we do not agree on this explanation at all as whenever asked G.Raju on this issue, he will ask us to revert back to Residence Association of Kampong Boundry 5. The worst is, we do not received any letter or a court order stating that our Caveat been removed instead we has received a notice to quit the land on or before 30.9.2009 and accept their money compensation. This letter was sent by a law firm hired by the new developer.

 

Dear Sir, this is our land and we are not staying in a stolen land of others and why should we distraught by this issue which been prolong for a such a long time. We do not know who should we trust and all the trust we has put previously has been tainted and created trepidation in our mind that our property will be snatch away by rich developers. We have previously given our compensation price which the developers disagree and we too do not agree with the unreasonable price the developer is giving to us. Example; for 4450 square feet they are paying RM61,800 as final settlement. It shows our land price is approximately RM13 per square feet which is totally irrational as our land is in the heart of Ayer Itam and which is considered a prime area in Penang Island.

 

We hope the State Government will come forward to halt the building plan as for our information, the building plan has been approved without any of the land owners consent and worst of all, the dispute between us and the land owners are still unsettled till today. We hope the Penang State Government will look into this issue urgently and also look at the messy condition of the certain plots which was demolished by developer. Now we has no alternative but to seek Penang State Government to interfere into this issue and also give us a truthful advice and alternative to save our land from being exploit by unwarranted party.

 

Please help us as this is our one voice and we trust the State Government of Penang will bring this matter to end and bring those culprits, if any, to face of justice for creating unwarranted issue. Thanks.
